statement that describes property; may be one of three types:
metes and bounds, rectangular survey system, and lot and block,
benchmarks
Benchmark
- A
known reference point or location of known or assumed elevation
and/or horizontal coordinates.
Deed Restrictions -
Limitations placed
on the owner of property for its usage.
Bearings -
indicate a direction that
is 56-degrees, 45-minutes from the south to the west. Directions
with reference to one quadrant of a compass used to identify
property boundaries in the metes and bounds system. Example: (S
56° 45’ W)
Metes -
Measurements used to
identify the boundaries of a property.
Bounds -
A limit, “boundary” as
used in the Metes and Bounds system for the legal description of
property.
Point of Beginning (POB)-
The first point in an
engineering project referenced to a bench mark, such as 0+00.
